Sydney, Dubbo, Singleton and Newcastle buyers all battled it out for a Bar Beach apartment which ultimately sold for $980,000 at auction, more than $100,000 above the reserve price.

The sale was among the highlights of a strong week of auctions in the region.
According to CoreLogic's preliminary figures, of the 41 results collected for Newcastle so far, there was an auction clearance rate of 92.7 per cent for the week ending October 31.
The three-bedroom apartment at 2/289 Darby Street was sold to a Gunnedah real estate agent.
Dalton Partners' John Kerr said the property had been subject to 60 inspections and attracted 12 registered bidders.
"This property [drew] strong interest due to proximity to Darby Street cafes and boutique hotels," Mr Kerr said.
"[It's] a short walk to The Junction and also a stroll to Bar Beach."
A two-bedroom apartment without a car space in the same Kamarem Court building sold in September for $735,000.
Sydney buyers had better luck near Lake Macquarie, where a five-bedroom, three-bathroom Valentine home sold under the hammer for $2.12 million.
Ray White Newcastle and Lake Macquarie's Shaun Elms had been guiding $1.7 million for 112 Dilkera Avenue, which he said had been in the same family for nearly 30 years.
"You've got the house, road, the park then the lake," Mr Elms said.
"It's 20 metres away from the boat ramp so it's right down that end of Dilkera Avenue."
In Marmong Point, a Sydney family who had recently missed out on a nearby property bought 32 Marmong Street prior to auction.
Their offer of $1,063,340 trumped two other parties and left the sellers "ecstatic".
"The majority of the interest that we're getting [in the area] is people relocating to the lake," Belle Property Lake Macquarie's Joshua Logan-Pye said.
"It's mainly out-of-area buyers coming down from Sydney, the Hunter Valley and up the mid-North Coast."
Two homes in Merewether's Woodward Street made that street's top five sales ever recorded.
PRD Newcastle sold the four-bedroom, four-bathroom home at number 51 prior to auction for $2.65 million.
At number 75, a three-bedroom, two-bathroom property on a bigger 791 square metre block sold for $2 million under the hammer.
"It just sat up there with bush surrounds and was an original style '70s home," selling agent, Robinson Property's Mike Flook said.
Mr Flook will take two more Merewether properties to auction in the coming weeks, including a penthouse at 5/81 Frederick Street with a guide of $1.2 million.
A guide for a family home near Bar Beach at 15 Rowlands Street has not been disclosed, but is understood to be in the vicinity of $3 million.
In other auction results, a four-bedroom renovation project at 22 Lovell Parade, Shortland sold with Richardson and Wrench for $670,000.
It had a guide of $475,000.
McGrath New Lambton sold 22 Fleet Street, New Lambton for $2,225,000 - the suburb's biggest residential sale this year.
