The 860 square metre property is expected to command a price in the early-to-mid $2 millions, which would trump April's record $1.81 million sale of the four-bedroom home at 27 Chinchen Street.

"This is a definite one-off," said selling agent Roland Campos, of LaneCampos, who is marketing the property with Knight Frank Newcastle's Michael Boom.

"The owners have worked on it for a number of years now to get it to this point.

"There's been a lot of design involved, sourcing materials as well - a lot of their materials have all been recycled.

"They've all come from different parts around Newcastle ... the trusses have come from an old car yard, they've recycled as much as they can."

Mr Campos said interest in the property had so far exceeded expectations.

"We've had a number of artists coming through the space," he said.
