Onlookers have been left to speculate the value of a gargantuan waterfront block on Lake Macquarie's southern tip.

The 12.54 hectare property at 160 Kanangra Drive backs on to 285 metres of crystal clear waterfront, which is ideal for swimming and watersports.
Selling agent Mitchell Thomas, of McGrath Toukley, said it was near impossible to put a price guide on what will be one of the biggest blocks ever to sell on the lake.
He said the property would make a dream private holiday destination.
"I've had interest from international investors and clients from the Eastern Suburbs [in Sydney]," Mr Thomas said.
"There is no price tag because a property like that has never sold in Lake Macquarie - it's so hard to judge such an irreplaceable piece of land.
"There's nothing I've seen sell on Lake Macquarie that's anything similar to this."
Four of the property's 30.9 acres have been cleared, and there is an approved development application for a house, a shed and a pool.
The approved property has a north aspect, 270 degrees of water views and a road in and out.
It is being sold by a Newcastle businessman, who decided to sell based on recent real estate market trends.
"They're not making any more 30 acre parcels of absolute waterfront," Mr Thomas said.
"Property like that is held in the family for a very long time and chances are that they will be held in a family for a very long time.
"They're not parcels of land that should ever be sold in 5-10 year successions."
The property, which is 15 minutes from Catherine Hill Bay and under an hour from Newcastle, will go to auction on December 4.
