Versatility, size and location are expected to attract a range of interest for a large building with corner exposure in Lambton.
Lee Follington, of Ray White Commercial, is marketing 22A Morehead Road which is set for auction on June 6.
It has a 12-month lease in place earning $65,000 gross per annum plus GST.
The current owners run their business Sensom Health and Wellbeing at the premises, offering yoga, meditation, flotation and massage therapies.
“Effectively they have some plans for the business, which has meant they are offering the current premises for sale,” Mr Follington said.
“They’re going to stay on on a 12-month leaseback before they move on to a new phase for their business.
“It’s predominantly being offered as owner-occupiers who are willing to take on the opportunity and utilise it 12 months down the track.”
He said the mixed use property was “very unique” and offered a diverse range of possibilities subject to council approval.
“It’s over 400 square metres of some of the most stunning space I’ve seen,” Mr Follington said.
“I sold it to them and it was pretty rough and ready when they took it on. Having being familiar with it then walking in and seeing what they’ve done, I was just blown away.
“I don’t know who that’s going to suit but potentially someone might live there and run a business.
“Going on last time, the type of people it was appealing to was artists, people with galleries, martial arts, pilates, yoga, all of these sorts of uses. There are a range of people who could potentially find a way to best utilise that space to suit them, so it’s going to be a really intriguing campaign to see who that space reaches out to.”
A price guide has not been set but bidding is expected north of $1 million. An inspection is scheduled for 1.30pm on Saturday.
