The Ray White Newcastle Commercial agent is marketing suites 1 and 2 in a boutique business complex at 91 Frederick Street.
The property is being sold through an expressions of interest campaign closing March 27. Mr Follington said a guide has not been disclosed due to it being "too unique".
"It's all about the location, as cliched as that is," Mr Follington said. "It is beachfront commercial and a rare offering. The last suite to sell in there was in late 2016. They don't come up very often."

The price point and an annual yield of around eight per cent of a medical building investment in Belmont have proven appealing to Sydney buyers, according to Raine and Horne's Jason Morris.
He is marketing a single-level brick building, purpose built for medical use and occupied in part by radiographers Hunter Imaging Group, at 27 Pacific Highway in Belmont for $950,000 (sold as a going concern).
