The home of EJE Architecture director John Streeter and his wife Ami at 3 Ragan Close sold under the hammer on March 23 for $2.15 million.
It eclipsed the top mark for the suburb, which was the $1.76 million sale of a luxury, retreat-like home at 18A Hillcrest Parade last year, according to Australian Property Monitors data.
The Newcastle Herald believes it to be a record for the whole 2289 postcode, which includes Kotara, Adamstown, Highfields, Garden Suburb and Adamstown Heights.
There were seven registered bidders for the on-site auction and bidding opened at $1.7 million. Two parties fought it out, one local and the other from out of town, with a Dubbo buyer securing the property.
Around 200 groups had inspected the five-bedroom home, complete with a swimming pool and set on over 1200 square metres of land.
It was marketed by The Agency's Cveta Kolarovski, who described it as "a big result" but was not surprised to have broken the $2 million mark.
"It's a beautiful property, quite unique and this area is up and coming. It's so central to everything," Ms Kolarvoski said.
"A lot of the people who came to this property were from Merewether, wanting something special."
Ms Kolarovksi also sold a four-bedroom home at 19 Westwood Avenue in Adamstown Heights for $940,000 through the week.
On Saturday, she takes a four-bedroom Adamstown Heights house at 15 Wade Street to auction with a guide of $870,000.

It is rare to get a million-dollar property in Cardiff Heights, but Dalton Partners's Stephanie Jordan is marketing one with a guide of $1.595 million that is sure to garner some interest.
According to APM data, the only homes to have broken the million-dollar mark for the suburb have been on large landholdings.

A waterfront acreage in Eraring's exclusive Payten Street has been listed for sale through Noel McFarlane Real Estate with a guide of $1.650 million.

Also on the lake, Avery Property Professionals are marketing a four-bedroom, four-bathroom waterfront reserve home at 6 Blandford Street, Fennell Bay with a guide of $1.495 million.
They also have 31 Excelsior Parade, Carey Bay on the market for $2.35 million.

Century 21's Robert Russell has a two-bedroom townhouse at 1/7 Hutton Street in Charlestown with a guide of $389,950 open today at 12.30pm.
In Cardiff, Belle Property Charlestown are marketing a two-bedroom home with a large deck at 25 Boronia Street for $440,000 to $480,000.
First National Newcastle City are selling a vacant block of land over 600 square metres in size at 82 Delaware Dive in Macquarie Hills for $320,000 to $350,000.
Harcourts Newcastle have a split-level townhouse on the market at 5/37 Kitchener Parade, The Hill with a guide of $500,000 to $550,000.

'Rare' vacant lots in Speers Point
Four lots of land in Speers Point's Thompson Street are set for auction with price guides of $650,000.
LJ Hooker's Cameron Stevenson is marketing the vacant blocks, which range in size from around 660 square metres to 940 square metres, at 41 Thompson Road.
He said all of the civil works and utilities have been completed and reported there had been good interest for the four ready-to-build sites.
"I think they offer really good value and a rare opportunity," Mr Stevenson said.
The properties' location is close to sought-after Rani Close, one of Speers Point's most desired positions.
There are lake and town views from the elevated blocks, which were subdivided from a larger landholding with an older house on it. They are set for in-room auctions on April 18.
According to Australian Property Monitors data, Speers Point experienced 9.2 per cent growth last year with the suburb's median sale price rising from $650,000 in 2017 to $710,000.
