Position, price point and potential for development will provide key appeal for vacant land at the gateway to Hunter wine country, according to Commercial Collective's Matt Kearney.

Mr Kearney is marketing lot 10 and 16 Wine Country Drive at Nulkaba, which is around eight hectares in size and adjoins popular Potters Brewery on a well-travelled road.
He said the property, which is zoned RU2 Rural Landscape, offered a rare opportunity for commercial development.

"It's got pretty high exposure and then that proximity, right at the start of the vineyards, is a great selling feature," Mr Kearney said.
It is being sold through expressions of interest, closing June 6, and offers were expected to be "entry level" of around $500,000 plus GST.
Cardiff site with holding income
Commercial Collective are also marketing a property at Cardiff that Mr Kearney said would appeal to developers or investors.
The property at 307A Main Road, Cardiff is 2365 square metres in size and has a three-bedroom home and three one-bedroom flats. It has a B4 mixed use zoning and is set for auction on May 24 with bidding expected in the mid to late $800,000s.
"It is adjacent to Cardiff's commercial and a pretty sizeable holding," Mr Kearney said. "For a developer it's got excellent holding income of around $50,000 gross per annum while they decide what they want to do with the site or while they get their DA approved. Similarly, it would suit a residential investor."
Office lease in New Lambton
Raine & Horne Commercial are offering 452 square metres of commercial office space for lease at 270 Turton Road in New Lambton.
The space is split into 10 executive offices and open plan work area plus a boardroom and amenities.
