The two-bedroom, two-storey offering at 2/63 Narara Road is being marketed by Phil Swan, of Robert Crawford Real Estate, with a guide of $595,000 to $635,000.
There are only nine in the complex, which was converted to residential in 2009.
An original classroom building was opened in 1922 and the school operated until the earthquake in 1989. The school was then shifted to the Adamstown primary site on Bryant Street.
Mr Swan said the "New York-style warehouse" apartment was character-filled with high ceilings and original timber flooring.
"It has big double-hung windows and the apartment gets great light," Mr Swan said. "There's not a lot of this kind of apartment style in Newcastle. These ones have got some character and they're not your standard apartment."
It has a study nook, courtyard and single lock-up garage and is open for inspection for the first time on Saturday at 11am.
Coincidentally, the old Newcastle East Public School building at 58 Bolton Street is also on the market through Street Property.

Potential in Merewether
Finding properties under the $1 million mark in Merewether is not easy but Dalton Partners have sold one and listed another in the same week.
Scott Purnell and Joanna Cook are marketing an "original", two-bedroom double brick house at 63 Merewether Street with a guide of $850,000.

A split-level, three-bedroom home with a pool and lake views at 25 Beryl Street in Warners Bay has been listed for sale with a guide of $1.025 million to $1.075 million by PRDnationwide Newcastle and Lake Macquarie's Diana Apostolovski.
Robinson Property's Ben Robinson is marketing a renovated circa 1881 Newcastle East terrace at 22 Scott Street with a guide of $1.15 million to $1.25 million. It has three bedrooms and two bathrooms.
Kate Rundle, of Walkom Real Estate, is selling a sixth-floor, oceanfront apartment with two bedrooms in The Royal at 52/1 King Street, Newcastle for $1.05 million.
Listings $500k to $1million
Emily Rees, of McGrath Newcastle City, is marketing a four-bedroom house with "a flexible floor plan" in Hamilton for what she described as "a competitive price point". The home at 89 Cleary Street has a guide of $950,000.
A three-bedroom home at 16 Jean Street in New Lambton is being sold by LJ Hooker Warners Bay with a guide of $795,000 to $860,000.
Listings under $500k
First National Newcastle City are selling a three-bedroom villa at 2/77 Gunambi Street in Wallsend for $420,000 to $460,000.
A renovated three-bedroom cottage at 15 Anne Street in East Maitland is on the market through PRDnationwide Hunter Valley for $445,000 to $475,000.
Mulligan Property are marketing a circa 1930s property with three bedrooms on 676 square metres of land at 38 Hunter Street in East Maitland for $462,500.
