The property at 6 Ayrshire Crescent is located within the popular Sandgate Industrial Estate with easy access to the Pacific Highway, Industrial Drive and the M1 Pacific Motorway.
It features an operational refrigerated cold storage facility comprising a combination of administration offices, plant room, freezer, chiller and dry goods storage. The property has a large frontage to Ayrshire Crescent with multiple driveway access points. It has a total gross lettable area of around 3311 square metres and a site area of approximately 7312 square metres.
It is being sold through expressions of interest.
"It has a five-plus-five-year lease term to an internationally listed company and is returning $335,000 per annum net," Mr Yazbeck said.
"Off the back of a recent sale at Rutherford, we're expecting good interest."
Mr Yazbeck said 16 Spitfire Place in Rutherford was bought by a Sydney investor "looking for better value opportunities in regional locations" for $3 million, representing a yield of 6.73 per cent.
The property featured a Torrens Titled industrial workshop facility constructed around 2011, a net income of $202,000 (plus GST) and a lease in place until 2028.
"We're getting quite a lot of Sydney buyers looking for quality investments in the region," Mr Yazbeck said.
