Colliers International's Trent Robertson is marketing 6 Broadmeadow Road, Broadmeadow, which is set to go under the hammer on March 25. A price guide has yet to be disclosed.
This property comprises three workshops each with separate roller door access, separate amenities and office space. The workshops incorporate multiple gantry cranes ranging in size from two tonne to 20 tonne.
The property has a site area of around 1728 square metres and building area of around 1241 square metres.
It is leased by Meadow Industries, who are a major supplier of machining, fitting, fabrication and distribution services to NSW Coal Mining Industry and have been an established business in Broadmeadow since 1977.
Meadow Industries have just started a new three-year lease with a three-year option and passing income is around $109,899 per annum (plus GST).
"It's a sought-after location in Broadmeadow," Mr Robertson said. "Not many properties come up for sale, let alone properties with new three plus three-year leases to companies who have been operating in Broadmeadow since 1977.
"We've had a good response so far. There is a lack of industrial investment stock available, so this one is going to be looked at closely by a lot of businesses."
Mr Robertson is also marketing what he described as a landmark site on the Pacific Highway at 119 Old Maitland Road, Hexham. The property comprises three vacant lots of land zoned IN3 Heavy Industrial and a total site area of around 13,128.4 square metres.
"There's very few vacant sites in Hexham full stop and to have an IN3 heavy industrial zoned site with exposure is pretty rare," Mr Robertson said.
"It would suit industrial occupiers and industrial developers looking to develop warehousing or warehouse units to lease or sell. Most buildings in Hexham lease up really well, so it could suit an investor looking to build and hold an asset."
It is set for auction on March 25. A price guide has not been set.
