Mike Flook, of Robinson Property, marketed luxury listing 3 Ardlessa Way in New Lambton Heights . A price guide was not disclosed but the "resort-like property" reportedly sold for $3.6 million.
According to Australian Property Monitors data, it last exchanged for $2.2 million in early 2013 and that price had not been surpassed in the suburb until now.
It featured a grand, custom-built four-bedroom residence, indoor swimming pool and full-sized tennis court on almost half an acre of land (1895 square metres) within close proximity to John Hunter Hospital and Blackbutt Reserve.

Another suburb record was smashed in North Lambton with the $1.277 million auction sale of 52 Dent Street last Saturday.
Luke Wilson, of Harcourts Newcastle, marketed the double-storey home with a guide of $950,000. It offered a flexible four-bedroom, three-bathroom floor plan and city views. APM data shows the previous suburb sale high for North Lambton was $1.02 million, set in December last year for the sale of a five-bedroom home on a block around 1000 square metres in size at 7 Arthur Street.
Mr Wilson said the Dent Street property attracted good interest during its short campaign and seven registered bidders, local and from Sydney, at the auction. Bidding opened at $1.2 million and it was secured by a local buyer.
"A lot of people wanted to buy it quickly," Mr Wilson said. "It was a renovated home and had been extended as well and a lot of buyers are keen on that side of Dent Street. It faces east and it's really the only street that has such clear views of the ocean from there.
"We weren't expecting that to be the opening bid. It surprised a lot of people. I had a sale in the street last year at $965,000 that was massive. And the highest sale to be $1.02 million only a couple of months ago and then for this to blow that out of the water.
"There's definitely properties out there that are over the million-dollar mark in North Lambton, they just haven't sold yet, so it surprised a lot of people. But North Lambton has grown tremendously in the last year as well."
APM data shows the median residential sale price for North Lambton rose from $525,000 in 2019 to $610,00 last year.
A street record is believed to have been set with the $1.6 million sale of a four-bedroom house with a pool on a 1325 square metre block at 6 The Maindeck in Belmont.
The property was marketed by Dan Irwin, of Altitude Real Estate, with a guide of $1.4 million to $1.5 million. The previous highest sale in The Maindeck was reportedly $1.3 million.
