Interest is expected to be national for an investment property with "a blue-chip tenant" in Warners Bay, according to Colliers International's Peter Macadam.

Mr Macadam and Luke Rutledge are marketing Lot 2 at 274 Macquarie Road.
The property comprises a single-level strata suite with a total internal strata area of around 580 square metres and 16 car spaces.
The suite is fully leased to Property NSW until April 2025 with a five-year option. Service NSW (formerly RTA) have been in occupation for 12 years.
"Given the covenant strength of Service NSW it will attract interest from local and national investors, together with self-managed super funds," Mr Macadam said.
"Having the NSW Government as your tenant in a centralised Lake Macquarie location certainly adds to the appeal of the property.
"We have seen similar assets leased by essential services attract returns from circa 5 per cent to 6 per cent, with our recent sale of a pharmacy in Cardiff showing a yield of 4.42 per cent, albeit with a longer lease."
The property has a net income of around $165,571.92 per annum (plus GST) and is set for auction on July 22.
Mr Macadam and Michael Chapman are also marketing a property that comprises an approved 15-room boarding house at 10 Tinonee Road in Waratah.
"This represents a unique opportunity, with annual turnover of circa $1 million derived from room rental and NDIS income," Mr Macadam said.
"The property is licensed by the Department of Communities and Justice to operate as an assisted boarding house, and needs to be operated by an accredited NDIS provider.
"The current owners operate the facility with assistance from care workers, although the opportunity exists to purchase a high yielding asset provided you have the operating model with accredited NDIS providers.
"We anticipate interest from NDIS accredited operators/individuals or care workers and community housing groups. Alternatively, an investor with links to an operator could also purchase the property so it will appeal to a diverse section of the market."
It is set for auction on July 29 with a price guide above $1.5 million.
