A three-bedroom Carrington home has surpassed the Rodgers Street record sale price by nearly $500,000.

Ray White Newcastle and Lake Macquarie's Brett Bailey sold 104 Rodgers Street, set on 365 square metres of land, for $1.27 million last month.
The result easily eclipsed the $776,000 paid for a four-bedroom terrace on a 235 square metre block at 80 Rodgers Street in August 2020.
Mr Bailey said the sale was also a record for Carrington's "narrow" streets - Rodgers, Mathieson and Scott - with two-storey 51 Mathieson Street ($1.015 million in late 2019) the previous highest.
"The sale highlighted the demand for comparatively bigger, rarer blocks in Carrington ... roughly 70 per cent of blocks are smaller than 260 square metres," he said.
"The demand for the property also reflected inner city Carrington's popularity as a buyer's destination to live and the increasing willingness of Sydney buyers to migrate to Newcastle and work remotely."
The suburb house sale record belongs to 43 Howden Street, which sold for $1.455 million in June.
ART DECO APPEAL
There were 19 registered bidders for an Art Deco apartment at 9/295 Darby Street, Bar Beach which sold under the hammer for $735,000 on September 22.
With an initial guide of $600,000 to $660,000, the well-situated two-bedroom apartment went to a Newcastle-based family, with the purchaser intending to return home from Mexico.
Richardson and Wrench's Matt Barnes said similar properties were once or twice-a-year propositions for buyers.
"In terms of Art Deco buildings in that Bar Beach and Merewether precinct, they're like a collector's item or a rare piece of art and when they pop up they're highly sought-after," Mr Barnes said.
PROVING POPULAR
The developer of a new Nords Wharf subdivision expects sales to be completed in the next four to six weeks.
Boasting access to Lake Macquarie as well as beach and bushland, the Sylvia Waters development will see another 100 homes added on Branter Road.
About 80 lots have been snapped up since coming onto the market five months ago and John Nikolovski, who heads up Nords Wharf Development Company alongside Jamie Arratoon, said five or six enquiries were being fielded daily.
"This is a once-in-a-lifetime offering," Mr Nikolovski said.
"It's a unique location of the southern part of the lake - once we complete our development down there, there won't be any more land released."
The former owners of G. J Gardner Homes Newcastle, Mr Nikolovski and Mr Arratoon purchased the site from Coal & Allied in 2016.
Following a lengthy process to re-draw the 84-lot approval granted to the previous owners, the development was launched in autumn this year, registering 20 sales on its opening night.
Remaining sites range from 400 to 1200 square metres, and are priced largely between $500,000 and $700,000.
"It's not going to just be an investor market - we're seeing through our sales a lot of people that are relocating from Sydney and other parts of New South Wales," Mr Nikolovski said.
"People are happy to be about 20 minutes from Newcastle but yet still be part of Newcastle and have that real lake feeling."
WHAT'S SELLING
Robinson Property's Mike Flook had more than 95 enquiries for an older-style, four-bedroom Merewether home before fetching $1.3225 million at auction last weekend.
Set on 723 square metres of land, 16 Lockyer Street had been set a guide of $1.15 million to $1.25 million.
Marketed by Belle Property Lake Macquarie's Anthony Di Nardo as showcasing some of Rocky Point's best views, 7 Gordon Street, Eleebana, sold prior to auction inside two weeks.
The sale price for the four-bedroom, three-bathroom home was not disclosed, but is rumoured to be more than $1.85 million.
The property had undergone a "designer transformation" since selling for $1.24 million in June last year.
Meanwhile, an updated two-bedroom cottage at 35 Holt Street, Mayfield East, was sold by One Agency Ferris' Scott Ferris for $795,250.
Set on a 204 square metre block, the property last sold for $633,600 in March 2018.
