A lack of supply as well as location and price point are key selling factors of a new industrial development at Edgeworth, according to agent Trent Robertson.

Mr Robertson, of Colliers International, is marketing off-the-place units for Edgeworx at 17 Aluminum Close with Tim Woolf and Commercial Collective's Byrne Tran.
"A driving factor is there's not many strata units left in that part of Glendale area any more," Mr Robertson said. "This one is close to the Edgeworth town centre and there's been some good interest in it to date."
The development is being built by Drayton Constructions with works set to begin on site this month. Mr Robertson reported three units had already been sold with two more under offer.
Edgeworx will comprise 15 strata titled units erected in two detached concrete panel buildings.
They will incorporate business and warehouse premises ranging from 119 square metres to 266 square metres. One of the units has a 450 square metre fenced, gravel yard. Starting prices range from $260,000 up to $650,000.

SANDGATE SITE
Commercial Collective's Byrne Tran is marketing 4600 square metres of "prime industrial real estate" at Sandgate through an expressions of interest campaign.
The site at 89-91 Maitland Road has around 55 metres of road frontage to one of the area's busiest roads.
The property features a refurbished showroom and workshop roughly 430 square metres in size. It has an extensive yard display area, as well as storage and parking spaces.
"The site would be ideal for a sales display business or a development site opportunity for a service station or fast food outlet, subject to council approval, due to its prime exposure and strategic location," Mr Tran said.
