While agents are reporting a decline in the amount of buyers in the market, some say they are still transacting property for "fair and reasonable prices" in short time frames.

First National Newcastle City's George Rafty sold a brand new four-bedroom home in Cooks Hill (pictured) for $1.685 million within "nine to 10 days" on the market. The contemporary property with a pool, double garage and ground floor master suite at 85A Corlette Street was both striking in design and luxurious with many hand-chosen and hand-crafted finishes.
A renovated three-bedroom house with a separate two-bedroom studio that was part-owned by Newcastle Knights player Lachlan Fitzgibbon and backed onto Merewether Golf Course at 57 Ella Street in Adamstown was also sold by First National, exchanging for $1.4 million within two weeks of hitting the market.
First National also sold a five-bedroom Art Deco residence at 252 Parkway Avenue in Hamilton South for an undisclosed sum believed to be within its price guide of $1.5 million to $1.65 million two weeks after auction.
"We're dealing with probably 20 per cent of the volume of buyers that we were dealing with up until four weeks ago but we're dealing with probably more qualified buyers," Mr Rafty said.
"They're genuinely wanting to buy a house, so the right property at the right price is always going to sell in any market. I think they're all very fair and reasonable prices that were achieved.
"We didn't have multiple buyers on any of those properties but we had one on Parkway, two on Ella and two on Corlette Street."
Other recent sales have included $710,000 for a two-bedroom inner city townhouse at 3/57 Union Street, Cooks Hill and marketed by Dalton Partners.
Ray White Newcastle Lake Macquarie sold a near new, three-bedroom home on a bush block over 8400 square metres in size at 133A Charlestown Road, Kotara for $830,000.
A two-bedroom apartment apartment at 2/50 Robert Street in Jesmond was sold by First National Newcastle City for $320,000. PRD Newcastle and Lake Macquarie sold a two-bedroom home at 22 Nevill Street in Mayfield for $520,000.
