Anthony Di Nardo, of Belle Property Lake Macquarie, has listed 99 Violet Town Road with a guide of $1.9 million. It is open for inspection on Saturday at 1pm and set for auction on December 20.
The suburb record for Floraville, according to Australian Property Monitors data, is $1.5 million.

Land release
LJ Hooker Belmont's Josh O'Doherty described the interest so far as "solid" for an eight-lot subdivision in Floraville to be known as Hollows Place.
"Floraville is an established suburb and it's really hard to get east-side Lake Macquarie pockets like that," Mr O'Doherty said.
"The land sizes range from 522 square metres up to our largest lot which is 1483 square metres, so we think our ranging in pricing is going to be somewhere from the low $400,000s to mid to late $500,000s for a bigger block."
The land lot sizes are being sold through a tender process, closing December 8.
Natural asset
Over 100 enquiries have come for a five-bedroom house with ocean and bush views at 102 Burwood Road in Whitebridge.
Street Property's Andrew Walker is marketing the spacious home with a pool and is expecting offers either side of $2 million.
It is open Saturday at 1.15pm and set for auction on December 12.
Holiday interest
A Cams Wharf listing also expected to break new ground for the lakeside suburb is attracting Sydneysiders for use as a holiday home, according to McGrath Toukley's Mitchell Thomas.
He is marketing the five-bedroom house with a resort-like pool on a 1942 square metre reserve waterfront block at 7B Raffertys Road with a guide of $1.8 million to $1.98 million.
The suburb's highest sale on record is $1.55 million, according to APM data.
Talking point
It was the most talked about property of 2019 and the 'Black House' at 21 Flowerdale Avenue in Merewether is back on the market. Cveta Kolarovski, of Cveta Property, said strong enquiry was coming out of the Northern Beaches area.
It is a house that makes a statement and was awarded in the New Houses category at the 2019 Newcastle Architecture Awards.
Inside, a palette of precast concrete walls and polished concrete floors is offset by reclaimed oak feature walls, bespoke metal floating staircases, custom timber cabinetry and vertical green walls. Viking Realty have listed a three-bedroom home overlooking the lake at 38 Village Bay Close in Marks Point with a guide of $1.38 million to $1.48 million.
Also on the lake, Avery Property Professionals have a four-bedroom house on an absolute waterfront block 1400 square metres in size at 139 Fishing Point Road, Fishing Point for 1.95 million. The north-east facing property features a private T-shaped jetty, boatshed and slipway.
Robinson Property are selling a custom-built residence by award-wining Yarrum Designer Homes at 44 Llewellyn Street in Merewether with a guide of $2.4 million to $2.5 million. Yarrum Designer Homes are currently using the property as their display suite and are selling it with a one-year commercial lease in place with a one-year option at $106,793 per annum plus GST and 100 per cent of all outgoings.
Listings $500,000 to $1m
A multi-level, four-bedroom home set among the trees at 127 Grandview Parade in New Lambton Heights is on the market through Robinson Property with a guide of $850,000 to $925,000.
Listings under $500,000
Belle Property Cessnock are guiding $440,000 to $460,000 for a three-bedroom, two-bathroom home with a pool at 13 Chidgey Street in Cessnock.
Belle's Lake Macquarie office has reported 34 groups were attracted to the first open house of a three-bedroom home at 15 Ada Street, Cardiff South that has a guide is $470,000 to $505,000.
A two-bedroom, two-bathroom townhouse at 1/25 Mort Street in Shortland has been listed by Raine & Horne Newcastle for $460,000 to $490,000.
