Early interest had been in the $5 millions for the four-bedroom home at 24 Thurlow Avenue, Nelson Bay, which boasts water views from three levels.
The sale price not only blitzed Port Stephens' two-week-old benchmark - $5.85 million for 52 Kingsley Drive, Boat Harbour - but also tops any residential auction result achieved in Newcastle.
It also doubled Nelson Bay's previous sale record of $3.6 million for 47 Christmas Bush Avenue, which was set in November.
Selling agent Ben George, of PRD Port Stephens, said 30 bids were made on the property across 13 registered bidders.
"There's nothing been sold over $6 million, let alone $7 million, so it was pretty special for not only the owners but also for all property owners in Port Stephens," Mr George said.
"The feedback throughout the campaign was around the $5 million bracket, however, given the interest that we generated and knowing we were marketing a very special property we knew there was a chance the property could sell in excess of that.
"It's an incredible property and the owners did an incredible job of preparing it for sale, they listened to everything we recommended in relation to the marketing and strategy and didn't deviate in any way."
The property sold to a Sydney family who plan to use the home as a getaway in the short term with a view to potentially living there in the future.
The sellers, Donald and Suzanne Nicol, had lived at the property since it was built in 2002.
The pair have since retired and plan to spend their time between Sydney and the Hunter Valley.
"It was built to a very high standard," Mr George said of the home.
"Twenty years ago it was well ahead of its time and they sold it with a heavy heart, but knew it was time to sell."
Set on 1088 square metres, the property features a stunning private courtyard, complete with a waterfall pond, and a study that could be used as a fifth bedroom.
